The City of Miami Beach currently considers short term rentals of residential properties on Miami Beach as commercial use of the property, which is not allowed in areas zoned RS-1, RS-2, RS-3 or RS-4.  A short term rental is defined as a rental for a period of less than six months and one day.  All rentals of such properties must conform to the Zoning Requirements of the City of Miami Beach as currently interpreted by the appropriate regulatory authorities. Villazzo LLC is a hospitality service provider, and is not the owner or lessor of the Villas. Each Villa is independently owned. All Villa lease requests are submitted to the respective Villa owners for their determination as to acceptance or rejection of the request. Villazzo, LLC acts solely in an agency capacity."
