Recent closed sales across the Venetian, Palm, Hibiscus, and Sunset Islands show buyers negotiating an average of 8.3% below asking price, with select closes trading as much as 19% under ask.
The gap varies sharply by island: San Marco and Sunset Islands have shown some of the tightest margins, while Hibiscus, Biscayne, and Palm Island have offered more room to negotiate.
