The Villazzo Edit, Issue 03: Miami, Saint-Tropez and What’s Next
Curated for those who like to know what’s next.
Exceptional homes, compelling opportunities,
and destinations worth discovering.

What’s Worth Your Attention
There is no shortage of things competing for our attention. New properties, new destinations, new openings, new places to be. The challenge is not finding more, it is knowing what is actually worth noticing.
That is the idea behind this edition of The Villazzo Edit.
In Miami, one waterfront sale tells a much bigger story. A Hibiscus Island property that traded for $19 million in 2021 has now sold for $51.5 million, offering a striking example of what happens when rare land, meaningful waterfront frontage, and exceptional execution come together. Elsewhere in the market, we look at where buyers are finding value, what continues to command a premium, and several opportunities currently on our radar.
Beyond real estate, summer is still very much in season. We return to Saint-Tropez with Villa Jessica, pair the stay with an insider look at where to dine and go out through InList, and explore Miami’s growing social wellness scene. In Brickell, Cipriani Residences reaches a defining milestone as the tower tops out at 950 feet.
I’m spending part of August in Europe, where the Mediterranean has been a good reminder that living well is often less about doing more and more about choosing well, the right place, the right company, the right experience, and occasionally, the decision to slow down.
Perhaps that is the thread running through this issue. Whether we are looking at a record setting waterfront sale, a villa in Saint-Tropez, or a new way to experience Miami, the most interesting things are rarely about having more. They are about recognizing what is distinctive, choosing with intention, and knowing when something deserves a closer look.
I hope you enjoy Edition #3.
A Hibiscus Island Sale That Says Everything About Miami’s Ultra-Luxury Market
Just sold for $51.5 million, 270 S Hibiscus Drive may mark a new benchmark for Hibiscus Island. What makes the sale especially notable is the evolution behind the number: the property traded for $19 million in 2021 as a prime double waterfront lot with an unfinished shell and has now re-emerged at an entirely different level. With approximately 21,000 square feet of land, 120 feet of waterfront, and a newly completed trophy residence, the transaction reflects the premium buyers continue to place on rare land, scale, and turnkey new construction in Miami Beach’s ultra-luxury market.
The Edit
What Is Driving Miami’s Ultra-Luxury Market
Large waterfront lots, meaningful frontage, privacy, and newly completed turnkey homes continue to command the greatest premiums in Miami Beach’s ultra-luxury market. Across the Miami-Dade single-family segment reviewed over the last 60 days, closed sales averaged approximately $24.19M, while pending properties carried an average asking price of nearly $29.99M.
At the top of the market, scarcity continues to drive pricing power.
Two Distinct Opportunities at Icon Bay
Villazzo currently represents two very different opportunities at Icon Bay. Residence 1901 offers one of the building’s most desirable layouts — a 2-bedroom plus den with direct bay views and both sunrise and sunset balconies. Residence 805, offered at $690,000, is currently the best-priced 2-bedroom residence in the building.

Waterfront on the Venetian Islands at $12.9M
Among the current opportunities across Miami Beach’s residential islands, 527 E Dilido Drive stands out. Offered at $12.9M, the waterfront property sits on approximately 10,500 square feet of land and represents one of the more compelling entry points into the Venetian Islands’ waterfront market.
$12,900,000
A rare opportunity offering flexibility in University Park. This five-bedroom residence is currently available for purchase at $2.499M, with a separate three-bedroom portion of the property also offered for lease at $12,500 per month.

The Season
Villa Jessica
Contemporary, private, and just minutes from the heart of Saint-Tropez, Villa Jessica offers the best of Riviera living. The seven-bedroom villa pairs sweeping sea and countryside views with a vanishing-edge pool, outdoor bar and expansive terrace — all within approximately 10 minutes of Saint-Tropez and L’Escalet Beach.
Saint-Tropez, Booked Better

Founded by Villazzo co-founder Christian Jagodzinski, InList extends the Villazzo lifestyle beyond where you stay — connecting travelers with the places and experiences that define the destination.
The New Social Wellness
Los Angeles-born Monarch Athletic Club is bringing its integrated approach to health and performance to Miami Beach. The concept combines medicine, nutrition, fitness, physical therapy, wellness experiences and social interaction, with personalized, data-driven programs designed around preventative health and long-term performance.
Also arriving this summer, Grotto Baths introduces a new social bathhouse concept to Wynwood. The communal wellness space will offer memberships and day passes with experiences including ceremonial and infrared saunas, mineral and thermal pools, a cold plunge, steam room and café.
Together, the two openings reflect a broader shift in Miami wellness, from traditional fitness and spa experiences toward spaces designed around health, longevity and community.
A New Height for Brickell
Cipriani Residences Miami has officially reached its highest structural point at 950 feet, marking a defining milestone for the first ground-up Cipriani-branded residential tower in the Americas.
With occupancy anticipated for summer 2027, the Brickell tower will bring the Cipriani lifestyle home through private dining, a residents-only speakeasy, curated social spaces and a level of hospitality shaped by one of the world’s most recognizable luxury brands.
The milestone is another signal of Brickell’s continued evolution into an increasingly global luxury residential destination.
A Mediterranean August
I’m spending part of August in Europe, enjoying the slower rhythm of Mediterranean summer: long days by the water, late dinners, beautiful places, and a little more time to simply enjoy them.
Wherever this summer has taken you, I hope you’ve found time for the same.

Until then, you know where to find me.”
