The Villazzo Edit, Issue 04: Miami Luxury Real Estate and Private Villa Living
Curated for those who like to know what’s next.
Exceptional homes, compelling opportunities,
and destinations worth discovering.

Editor’s Note
September feels like a return to momentum.
After spending part of the summer in Europe, I’m back in Miami at a time when the city is beginning to shift into its busiest season. And the market is giving us plenty to watch.
In this issue, we look at nearly $173 million in five of Miami’s largest recent residential sales, including a $72 million North Bay Road transaction that offers an interesting lesson in how the right property can evolve dramatically in value. We also look at what the numbers are telling us about the very top of South Florida’s luxury market, where scarcity, location and exceptional finished product continue to set properties apart.
Closer to home, we’re sharing a recent Villazzo sale at Icon Bay, a waterfront opportunity on the Venetian Islands, and a Miami VillaHotel stay for the season ahead.
Beyond real estate, this issue looks at another kind of luxury increasingly shaping how people travel: privacy, time together and the freedom to experience a destination on your own terms.
And after a wonderful summer away, I’m happy to be back in Miami, reconnecting, getting back into my routine, and looking forward to everything the season ahead will bring.

$173 Million in 60 Days: Inside Miami’s Biggest Recent Sales
Miami’s upper end continues to operate in a category of its own. Five of the largest residential sales recorded between July 11 and September 9, 2026, totaled nearly $173 million, led by the $72 million sale of 2740 N Bay Road.
Perhaps even more telling, four of these five transactions were single-family homes, reinforcing the premium buyers continue to place on privacy, land, waterfront access, and scarcity. The sole condominium in this group was a residence at The Surf Club, which closed for $30.25 million, underscoring how selectively trophy condominiums can compete with Miami’s most coveted waterfront estates.
From North Bay Road and Di Lido Island to Golden Beach and Surfside, these transactions show that demand at the very top of the market is not confined to one neighborhood. Buyers continue to pay extraordinary premiums for properties that combine exceptional location, scale, architecture, and irreplaceability.
Market Intelligence
From $28.9M Asking to a $72M Sale
The highest residential sale recorded in Miami over the last 60 days tells an interesting story. 2740 N Bay Road, which sold for $72 million, had previously been offered at $28.9 million in 2022 and traded for $20.8 million later that year.
What changed was the product. The waterfront site was transformed into a newly completed trophy residence, ultimately selling for approximately 2.5 times its former asking price.
The transaction offers a striking example of the premium Miami’s ultra-luxury buyers continue to place on exceptional waterfront locations paired with newly completed, turnkey construction. At this level of the market, land creates the opportunity, but the right finished product can redefine the value entirely.
Sold at Icon Bay in Just Two Weeks
Villazzo represented the seller of Icon Bay Residence #805, completing an all-cash sale in approximately two weeks from contract to closing.
With no inspection contingency and a clean, efficient transaction, the sale reflects the value of strong positioning, qualified buyers, and a well-structured deal from the outset.
Waterfront Entry on the Venetian Islands
While Miami’s trophy waterfront sales continue to reach extraordinary levels, 527 E Dilido Drive offers a very different point of entry into one of Miami Beach’s most desirable residential island communities.
Offered at $12.9 million, the property sits on approximately 10,500 square feet of land and presents an opportunity to secure a waterfront address at a fraction of the prices being achieved at the very top of Miami’s market.
The Season
Villa Naomi
Set along Miami’s waterfront, Villa Naomi offers a private five-bedroom escape designed for relaxed indoor-outdoor living. With generous entertaining spaces, a pool, waterfront setting, and easy access to the best of Miami, the villa offers an effortless way to experience the city from the privacy of your own residence.
A Stay Shaped Around You
Villazzo completes the residence with a private Hotel Manager, in-villa butler and concierge, private chef, and round-the-clock assistance.
A private residence. A complete service layer. A stay that feels unhurried from the first morning.
The Top End Keeps Redefining Itself
In the first half of 2026, a single-family home needed to sell for at least $10.7 million to rank among the top 1% of sales across South Florida. In Miami-Dade, that threshold climbed even higher to $15 million.
For comparison, South Florida’s top 1% threshold stood at $7.8 million in 2025.
The significance is not simply that prices are rising. It shows how far the upper end of the market continues to separate itself, particularly where exceptional location, scarcity and finished product converge.
At the very top, truly irreplaceable properties continue to command their own market.
Privacy Has Become the Itinerary
Virtuoso’s 2026 Luxe Report placed family and multigenerational travel at the top of the year’s trends, while privacy ranked among the three leading ultra-luxe experiences.
Hilton’s 2026 research points in the same human direction: more intentional travel, more calm, and more time together.
That is the space a VillaHotel is designed to hold: a private residence, a complete service layer, and a stay that feels unhurried from the first morning.
Back in Miami
After a wonderful summer in Greece, I’m back and feeling energized for the season ahead.
September always feels like a return to rhythm. I’m getting back into my Miami routine, workouts, work, and reconnecting with clients and friends after being away.
With Miami Spice still underway, it also feels like the perfect excuse to finally try a few restaurants that have been sitting on my list.
If you’re around this month, let’s catch up over lunch or coffee.
“Back in Miami, and looking forward to what’s next.
Until next month.”
